The Thieves Guild offers one of the best quest lines in the game with a cool armor set as a reward. It's worth joining early since having good thieving skills is beneficial throughout the game as it helps you earn more money.

Finding the Gray Fox

To begin, travel to the Imperial Waterfront. Once you arrive, look for and inspect the wanted poster sign. This will provide information about the Gray Fox. Your next task is to find a beggar. While beggars have fixed routines, each player's exact location may vary slightly. They are standard around the waterfront area, so search there first.

When you find a beggar (such as Puny), speak to them about the Gray Fox. Initially, they'll dismiss it as a fairy tale. You'll need to persuade them by using the persuasion mini-game or paying them money. You need to get their disposition above 80. Once you've successfully persuaded them, speak to them again about the Gray Fox and express your interest in working with him. This will initiate the quest.

The Midnight Meeting

Go to the waterfront area, follow the indicator, and wait until midnight to begin the quest properly. Going too fast can mess up the quest, so don't do it. Don't be too exact with your time if you want to stay in the game. For instance, if it's 11:30, don't wait until exactly 12:30 because that might stop NPCs from showing up.

Around 11:30, a man should appear and reach the designated meeting area. If you wait too late, he might not show up. The game should automatically save when you wait, so this shouldn't be a significant issue. When the man arrives, he'll mention waiting for two other people. If he doesn't seem friendly, you should bribe him (around 50 gold should be sufficient).

Wait until midnight, and another person should arrive. Listen to the dialogue that follows to understand your first task.

The First Heist

After the dialogue concludes, your quest will likely direct you to speak with a beggar for information. If you've already built rapport with one (like Puny), they might provide the location without requiring additional payment.

The first heist involves swimming through water to reach the other side. You'll be racing against other thieves, particularly a woman who moves quickly and typically reaches the target first. Enter the indicated house (you may need to pick the lock).

Once inside, try to grab the item before the woman does. If she gets it first, you must follow her as she leaves and returns to the quest giver. Approach her from behind in stealth mode (remove heavy armor to improve stealth if necessary) and pickpocket the item from her.

Completing the Quest

The critical part is returning to the quest-giver in time. Avoid fast traveling as it wastes more in-game time (2-3 hours) compared to manually running back (1-2 hours at most). If you follow these steps, you should be able to return, give them the book, and complete the initiation.
